Property Management

Property management involves the processes, systems, and manpower required to manage the life cycle of all acquired property including acquisition, control, accountability, responsibility, maintenance, utilization, and disposition:

  • Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.

  • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.

  • Contracts with tenants by negotiating leases; collecting security deposit.

  • Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.

  • Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services.

Block Management

As a leaseholder, you should take a keen interest in how your building is being managed and who it is being managed by. A poorly managed property can have an impact on the long-term enjoyment of your home and potentially its future value.

It's normally the landlord who is responsible for the overall management of the building. This could be an individual person, a company or a local authority. 

Some landlords may choose to manage the building themselves but it's more common for them to appoint a professional managing agent to manage and maintain the property on their behalf.
